I got all the quotes in, electrical will cost about $4100, HVAC about $500 and plumbing around $690. I did do an inspection objection for $5200 (for her to pay) and she has until Monday to accept or decline.

Thanks. I heard back and she only wants to pay for the furnace to be fixed, not sure if that includes the AC or not but that is the cheapest out of all of them ($445 or $150). Her realtor is trying to convince her to fix the plumbing too. fingers crossed. that leaves is just the electrical.
I personally think she should fix the plumbing and hvac at the least. But if not, should I suck it up and pay for it so I won't lose the house? If so, I would have to wait to fix the electrical because I can't afford it unless my brother can lend me money.

May I ask what the problem is with the electrical? Is it something you can live with for a while? Ditto the plumbing--is it livable? I would give her a counter offer for 2/3 or 3/4 of the cost of the repairs off the purchase price of the house. There's often a lot of offer/counteroffer in these situations. But, that depends on whether you can live with some of it for a while.

The electrical is unsafe, exposed wire everywhere. I can probably not upgrade it for a bit but not sure if it's legal too. The plumbing, both toilets leak so that must get repaired. I am not sure how it works if she only offers what she did or if I could counter her offer. I will find out today though.

Good news, she fixed the plumbing and hvac so I am moving forward with it. We had to change the closing date to Nov 21st so we can get the appraisal done. If we push for the appraisal then we can close sooner.

Sounds like things are moving forward perfectly! I'm so glad she was willing to get the work done for you, it makes it a lot easier on you moving in. Hopefully it will all finish smoothly from here.

Depending on where you live, it's illegal to sell a house with electrical wiring showing that way. Just FYI. Unless it's being sold as a HUD or as is house.

Yeah. If the house is a HUD or an as is house, then it wouldn't be enforceable.

Well, I got the appraisal ordered and should be done by Tuesday, so hopefully in a few weeks I'll be a home owner

Thanks, I can't wait lol. The only thing is that I might have my brother and cousin live with me for awhile, that way it will help us both out. I will have a little time to myself because they do not have jobs yet.
